One slope, two houses.
The stock here is mid-Victorian villa, put up in semi-detached pairs between the 1860s and the 1890s: London stock brick, stucco at the ground floor, deep eaves carried on timber brackets. The big pairs on Wickham Road and Tressillian Road are the pattern, and smaller terraces fill in behind them. The slate is Welsh, nailed to sawn softwood battens and torched underneath with lime mortar rather than felt. Post-war infill breaks the run here and there, and those roofs are concrete tile.
What fails first is not the slate. It is the iron nails holding it. Damp in the batten line eats the shank until a slate slips, and a slipped slate is rarely alone, because the ones either side are the same age on the same nails. Tingles buy time. Once a slope carries a dozen, the roof wants stripping, re-battening and re-covering with a breather membrane the original never had. No parapet hides any of it: the eaves are open, so the boarding and brackets rot in plain sight.
Much of SE4 sits in the Brockley Conservation Area, so front slopes want natural slate matched for size and colour, and a front dormer is an application rather than an order. Rear slopes are easier ground. Access is kinder than a terrace too: a front garden to stand in and a passage between the pairs. The hill streets running up to Hilly Fields need the scaffold base levelled and tied in.

01Can I put a rooflight in the front slope of a Brockley villa?
Most of the villa streets fall inside the Brockley Conservation Area. That does not stop a flush rooflight, which is usually still permitted development, but it does put a dormer outside it, and it makes a change of covering on a front slope a conversation with Lewisham rather than a free choice. Rear slopes and back additions are the easier route. On a front slope a conservation rooflight, sitting flush in the plane of the slate, reads very differently from a standard box.
02Where do you get slate that matches the rest of my street?
Reclaimed Welsh slate, sized to what is already up there. Countess is the common size on these slopes, and a slate an inch short on a patch shows from the pavement once the courses shift. Where a whole slope comes off, the soundest originals go back on the front and new stock goes to the rear. Thickness and colour matter as much as size.
03My villa is split into flats. Who pays for the roof?
A lot of these villas are two or three flats now, and the roof belongs to the freehold rather than to the top-floor flat that is getting wet. On a share of freehold that means the leaseholders agreeing a figure between them. Ask for the price broken down by element rather than as one lump, so the split and the sequence are easier to agree.
