Four periods, half a mile.

Camberwell changes period every few hundred yards. The Georgian terraces around Camberwell Grove and Addington Square are three and four storeys with a parapet across the front and a slated M-shape hidden behind it. The Victorian streets off Grove Lane and Coldharbour Lane run Welsh slate on the front slope over a lower back addition. Behind them sit the mansion blocks along Denmark Hill in red brick and clay tile, and post-war estates that are flat from end to end.

The lead-lined gutter behind a parapet is the detail that fails first on these houses. It runs between the two slopes, or between a slope and the wall, and the whole roof drains through one outlet. Lead moves with the heat. A lining laid in one long run, with no drips and nowhere to expand, splits along the back of the fold. Water then sits inside the wall head rather than on the roof, and the first sign is a stain on the top-floor ceiling.

Access decides a good part of the price. Most of these terraces have no side access to the rear, so the scaffold goes up off the footway on a Southwark licence, often with a parking bay suspension beside it. Camberwell Grove climbs to Champion Hill, so scaffold there is stepped to the slope and a lorry needs a flat spot to unload. Conservation areas cover Camberwell Grove and Addington Square, and many of those houses are listed, which settles the slate before anyone gets a say.

Our house on Camberwell Grove is listed. Can we still replace the slate?

Replacing a whole slope on a listed house needs listed building consent from Southwark first; swapping a few slipped slates does not. Consent is easiest for like-for-like: natural slate of the same size and colour, the original head lap, and the ridge and hips put back as found. Rooflights on a front slope are usually refused. A schedule of what is being replaced and what is being kept is what the conservation officer wants to see.

Water is coming through my top-floor ceiling in the middle of the house, not near a wall. Where is it getting in?

On a Camberwell terrace with a parapet, that is usually the valley in the middle of the roof rather than the slopes either side. The two pitches drain inward into a lead-lined gutter and out through one outlet. Block that outlet with moss, or split the lead, and water backs up over the upstand and lands in the centre of the house. Nowhere near a wall is the clue.

There is no side access to my terrace off Grove Lane. Where does the scaffold go?

Off the pavement. With no side access there is no other route, so the scaffold is built over the footway on a licence from Southwark, boarded and lit so people can still pass, and materials go up and down the outside rather than through your hallway. On the busier roads a parking bay suspension goes with it. Neither is instant, so the licence is applied for as soon as the job is agreed.

I lease a flat in a mansion block near Denmark Hill. Who is responsible for the roof?

The freeholder or the managing agent is, and the cost comes back to leaseholders through the service charge. If your share of the work is over £250 they have to run a section 20 consultation first, which means notices and time. A survey and a quote can be addressed to an agent or a residents' association. As a single leaseholder you cannot normally instruct a roofer onto the main roof yourself.
