Peckham comes in three layers. The two-storey terraces off Bellenden Road and Choumert Road are London stock brick under Welsh slate, hung on softwood battens with iron nails. Rye Lane and Peckham High Street are commercial parades: shops with flats over them, flat decks in asphalt or felt, rainwater pipes running down inside the building. Between the two sits interwar and postwar infill in concrete interlocking tile. On the slate it is the nails that have gone, not the slate; on the tile it is usually the battens.
Those terrace roofs are butterflies. Two shallow pitches fall inwards to a lead-lined gutter running front to back, and the whole roof drains through one outlet in the parapet. Moss blocks the outlet, water backs up over the upstand, and the ceiling below stains down its middle. Lead fails a second way: bays run three or four metres in a single length, and thermal movement cracks them across. Relining means shorter bays, welted drips and a proper upstand under the slate.
Access sets a lot of the price here. A mid-terrace with no side alley means the scaffold stands on the pavement, which needs a licence from Southwark and often a parking bay suspension for the lorry. On a small valley repair that can be the larger part of the bill. Holly Grove and the Rye Lane frontages are conservation areas, so a roof seen from the street wants natural slate rather than a fibre cement lookalike.

01There is a damp patch down the middle of my top-floor ceiling. What causes that?
On a butterfly roof that is nearly always the central valley. The gutter between the two pitches sits over the middle of the top-floor rooms, so a split in the lead or a blocked parapet outlet shows up there first. Nothing is visible from the street. The check is from above, in the valley: the outlet, the upstands, and the boards under the lead.
02Why does a small repair on a Peckham terrace need scaffolding?
Because there is usually no side alley and no way through to the back. A ladder is fine for clearing an eaves gutter, but a parapet valley is a working-platform job, and the platform has to stand on the footway at the front. That needs a Southwark licence and sometimes a suspended parking bay. If a neighbour needs work at the same time, one run of scaffold can cover both frontages.

Usually the deck above rather than anything inside the flat. Access is the awkward part: the hatch is often through the shop or a shared stair. Check the lease first, since the roof is normally the freeholder's.

Like-for-like recovering counts as repair, so normally no application. Material is the point: swap natural slate for concrete or fibre cement on a street elevation in Holly Grove or off Rye Lane and the council can object. A dormer facing the street is a separate question and does need consent — enlarging a roof is out of permitted development in a conservation area. A flush rooflight is not: within 150 mm of the plane of the slope and below the ridge it is normally permitted development on any slope, unless an Article 4 direction covers your street or the house is listed. Ask Southwark whether an Article 4 direction covers your street before ordering anything.
