Fulham went up in one long Victorian push, and the roofs still show it. Street after street of two-storey terrace in SW6 carries Welsh slate on softwood rafters, fixed with nails that have outlived their working life. A brick parapet runs across the front, hiding a valley that falls back to the rear. Where a gable faces the street instead, as on the lion houses of the Peterborough Estate, the water drops into a valley behind it. The mansion blocks on Fulham Road carry asphalt behind stone coping.
Lead is what gives out first. A parapet gutter lined in one long run has nowhere to go when it warms in the sun, so the sheet fatigues and splits, usually within a foot of the outlet. Sealant over the crack buys a winter. The proper repair is new lead in bays no longer than about one and a half metres, each stepped with a drip, laid on an underlay so the sheet can move.
Access sets the price here as often as the lead does. These are terraces with no side passage, so scaffold stands in a small front garden or on the footway, and anything on the highway needs a licence from Hammersmith and Fulham. Nearly every street sits in a controlled parking zone, so bays get suspended before the lorry arrives. The gutter at the party wall is half next door's, which makes the neighbour part of the job.

01Why does my Fulham parapet gutter leak again a year after it was sealed?
Because sealant is being asked to hold a joint that moves. The lead in these gutters expands every sunny afternoon and contracts overnight, and a long unbroken run tears along its fixed edge. Mastic bridges the tear until the next hot spell. The fix is to relay the lining in short bays with drips, in Code 5 or heavier, so the metal is free to move.
02The gutter between my roof and next door's runs over the party wall. Can I just get it done?
You can do your half, but half a gutter is rarely a repair. If the work cuts into the party wall itself, it is notifiable under the Party Wall etc. Act 1996: you serve notice, the neighbour has 14 days to reply and silence counts as dissent. Two months is the default notice period, though work can start sooner if they consent in writing. On a Fulham terrace it is usually cheaper for both roofs to line the whole gutter in one go and split it.
03Can I put a rooflight in the front slope of a Fulham terrace?
A rooflight is usually permitted development, even in a conservation area, as long as it sits within 150mm of the plane of the slope and does not stand above the ridge. What removes that right is an Article 4 direction over your street, or a listing — so check with Hammersmith and Fulham first. A dormer is a different question, because enlarging a roof is not permitted development in a conservation area at all. There is a roofing reason to think twice as well: that front slope drains into the valley behind the parapet, and an opening in it puts two more lead abutments above the weak point.
04Our mansion block has an asphalt roof behind a parapet. Overlay it or strip it?
It depends what is under the asphalt and how wet it is. Asphalt over a sound deck can often be overlaid; asphalt that is blistering because the screed beneath it is holding water cannot. Either way, if you are a leaseholder the freeholder consults under section 20 before spending, so a survey and a written scope come well before any decision.
