A roof rarely fails all at once. It fails at one slipped slate, one cracked mortar joint, one length of lead that has worked loose over twenty winters — and then it rains hard from the wrong direction and you find out about it through the bedroom ceiling.

We repair roofs across Camberwell, Dulwich, Brixton, Clapham and the rest of South London. Most jobs are a single visit. Some are not, and when that is the case we say so before you have spent anything, with photographs of what we found so you can see it for yourself.

What we repair

Almost every leak we attend comes back to one of a short list of failures. None of them need a new roof, and a roofer who opens with one is not looking properly.

Slipped and broken tiles or slates
The single most common cause. Old nails corrode and the slate drops. We replace like for like and re-hook the ones either side, which are usually next.
Ridge and hip tiles
Bedded mortar cracks and lets water into the roof space. We can re-bed, or fit a dry ridge system that is mechanically fixed and does not rely on mortar at all.
Lead flashing and valleys
Where the roof meets a chimney, a wall or another roof. Split or lifted lead is the second most common leak we find, and it is properly fixable in a day.
Flat roof splits and blisters
Felt that has gone brittle, or a seam that has opened. We patch where the deck underneath is sound and tell you plainly when it is not.
Gutters, downpipes, fascias
Water running down a wall is often mistaken for a roof leak. Cheaper to fix and worth ruling out first.
Storm damage
We make the roof safe and watertight first, photograph everything for your insurer, then price the permanent repair.

Finding the actual leak

Water does not come through where it lands. It runs along a batten, down a rafter and drops through the ceiling several feet from the hole. This is why leaks get chased and half-fixed, sometimes for years.

We work back from the stain: into the loft where there is one, along the run, up onto the roof, and we photograph the whole path. You get those photographs whether or not you go ahead with the work. If we cannot find it on the first visit — occasionally, on a complicated roof, we cannot — we come back rather than guess at your expense.

Repair or replace

The honest test is how much of the roof has failed, not how old it is. A slate roof laid in 1900 with sound timbers and twenty slipped slates is a repair. A 1970s concrete tile roof with sagging battens and nail fatigue across the whole slope is not, and patching it is money thrown away.

As a rule of thumb, if the failures are spread across more than about a third of a slope, or the battens and membrane have gone, re-roofing that slope costs less over ten years than repairing it three more times. We will show you which of those you have and let you decide.

Getting to it safely

Access is the single biggest variable in the price of a repair, and it has almost nothing to do with the roof. A slipped slate on a two-storey rear slope, with a garden to stand a ladder in, is an hour's work. The identical slate on a third-storey front elevation over a pavement needs a tower or a scaffold, a council licence for the footway and sometimes a suspended parking bay — and the access then costs more than the repair.

So we tell you which of those two you have at the survey, and the access goes on the quote as its own line rather than disappearing into a rate. Where a job can honestly be done from a ladder and a roof ladder, that is how we do it. Where it cannot, we say so. Most of the failed repairs we get called back to were done by somebody reaching from a ladder that was two metres short.

Scaffold is not always the expensive answer either. If several things on the house need doing — the ridge, a flashing, the gutters, the fascias repainted — putting them all on one set of access costs far less than three visits with three towers. What we cannot see until the roof is open

A roof keeps its real condition underneath the covering. The nails, the battens and the underlay are what usually fail first on a South London house, and not one of the three can be judged from the ground, from a drone photograph or over the phone. What we can tell you from a ladder is what has moved and where the water is getting in. What is under it stays a question until something comes off.

That is why our quotes carry a stated allowance for battens and small timber repairs, so the ordinary finds are already paid for, and why anything past that allowance stops the job rather than growing the invoice. We photograph it, ring you, and you decide before anything further is cut or lifted.

It is also why a price given over the phone is worth so little. Anyone quoting your roof without seeing it is either guessing high to be safe or guessing low and intending to find something later.

There is a 24-hour call-out line, and a text or an email reaches us if we are on a roof when you ring. If water is coming in now we will talk you through making it safe while we are on the way: a bucket and a moved wardrobe buys more time than people expect.

How quickly can you come out?

For an active leak, the same day wherever we can. There is a 24-hour call-out line, and a text or an email reaches us when we are on a roof. For non-urgent repairs we usually survey within a few days and book the work from there.

Do you charge for a quote?

No. The survey and the written quote are free, and there is no call-out fee for pricing a job. You only pay if you decide to go ahead.

What affects the cost of a roof repair?

The three things that move the price are access, height and whether the battens underneath have gone. Among single repairs, a slipped slate is at the cheaper end and lead flashing to a chimney at the dearer end.

Can you repair the roof without scaffolding?

Often, yes. A single tile on a two-storey house is usually a ladder and a roof ladder job. Anything along a ridge, a full slope, or work on a third storey normally needs a tower or scaffold for safety, and we will tell you which at the survey rather than after.

How long does a roof repair take?

Most single repairs are between an hour and a day. A slipped slate or a cracked tile is an hour once someone is up there. Re-bedding a ridge or renewing a chimney flashing is half a day to a day. A patch of slope stripped back to new battens and membrane is two or three days. Where a tower or a scaffold is needed, add a day at each end for it to go up and come down.

Will you match my existing tiles or slates?

Nearly always, and it matters more on a repair than on a whole roof — one bright new tile among a hundred weathered ones is exactly what people notice. We match size, profile and thickness, use reclaimed stock where a profile is out of production, and hold the replacement up against the roof so you can see the match before it is fixed rather than after.

Will my insurance cover it?

Sometimes, and it is worth reading the policy before you assume either way. Insurers separate sudden damage from gradual deterioration, and the condition of the roof beforehand is usually what decides which one yours is. Tell us at the survey if a claim is likely: we photograph everything before we touch it, itemise the repair, and we handle insurance jobs regularly.

How do I know it is the roof and not something else?

You often do not, and it is worth ruling out the cheap causes first. Blocked gutters, a cracked render, a failed window seal and condensation in a cold loft all look like roof leaks. We check those before we sell you a roof repair.

Do you guarantee repairs?

Ask us for the terms in writing when you get your quote — the length, and exactly which part of the roof they cover. A repair guarantee covers the repair, not the slopes nobody touched, and that distinction is worth having on paper.
